We have taken apart the Italian buying process and rebuilt it for UK buyers

  • Our UK and Italian teams work with trusted local professionals to handle every document, signature and payment correctly and securely
  • You stay in control at every stage: Capitalio makes no binding decisions, and all payments are made directly by you, never through Capitalio
  • You won’t pay the Italian estate agency fee (typically 3% to 5%) thanks to our agreements. Instead, you’ll pay Capitalio a clear 3.5% fee
  • We only earn more when you save more. If we negotiate a lower purchase price, we charge a success fee only on the savings achieved 
  • Before you sign the Compromesso (preliminary contract), our Italian solicitor reviews it to help reduce risk and protect your deposit

The Flow

1) Engage Capitalio

• Call Capitalio as soon as you can, even if your timeline is longer, and sign the agreement so we can start working for you.

No commitment: if you do not buy, you do not pay our success-based fee.

2) Start Your Journey

• Ready to move forward and already found a property on the market or in our Portfolio?

• Yes? Great! We start working straight away.
• No? Great! We will scan the market based on your timing and requirements. Longer time frames can often lead to unexpected opportunities.

3) Optional Introductions

• In specific cases, and where requested, we can introduce vetted Italian and UK legal/tax professionals and align the process with your chosen lawyer or accountant.

4) Negotiation

• This is where your biggest savings happen. We negotiate directly with the Italian agent or seller to achieve the best possible price and terms.

5) Technical Due Diligence

• We coordinate trusted professionals to carefully verify the property’s title, documentation, and overall compliance before you move forward.

6) Compromesso

• Before you sign the Compromesso, our Italian solicitor reviews the preliminary contract (deposit terms, conditions, deadlines, penalties).

• The deposit (~10%) is paid directly to the seller and never passes through Capitalio.

• Capitalio’s 3.5% fee is invoiced at this stage.

7) Final Purchase at Notary

• Sign the final deed: pay the balance & notary fees and taxes as required by Italian law. Any success fee (if due) is invoiced before completion.

• Where possible, we help structure the final balance to be paid to the notary (rather than directly to the seller): a more UK-friendly, traceable approach that is not the standard practice in Italy and is agreed case-by-case with the appointed professionals.

8) Post-Completion Setup

• If requested, we introduce trusted partners for practical next steps after completion (insurance, property management and local services).

Italian solicitor Review: Compromesso

The Compromesso (Preliminary Agreement) is a key stage of the Italian purchase process. It is the preliminary contract signed before completion, typically recording the agreed terms, the expected completion timetable, and the deposit payable at that stage.

Before you sign any Compromesso, our Chartered Italian Solicitor reviews it on your behalf. This gives you specialist legal scrutiny at the point where your obligations, protections and risk exposure matter most.

• For many buyers, securing this kind of specialist Italian legal review independently can often cost as much as an entire agency fee: whereas with Capitalio, it is included within our service.

  • Compromesso legal review: the preliminary contract is reviewed by our Italian solicitor before you sign, so you proceed with clear risk visibility and stronger protections.
  • Notary coordination: we coordinate the notary phase and help manage the key steps through to completion.
  • Introductions to vetted professionals in Italy and the UK where applicable, including notary, lawyer, surveyor/technician, and accountant.
  • Insurance set-up referrals and post-purchase next steps (optional).

What’s Not Included

  • All third-party fees paid directly by the client, including notary, taxes, surveyors/technicians, legal advice, translations, certificates, and insurance.
  • The purchase price payable to the seller, together with any taxes, notary fees, and government or authority charges.
  • Specialist inspections, invasive checks, engineering reports, environmental tests, or other technical reports beyond standard scope unless separately agreed.
  • Insurance premiums and ongoing property running costs, including utilities, taxes, condominium charges, and maintenance.
  • Mortgage brokerage, lending approval, or bank underwriting, unless expressly agreed as an additional service.
  • Works management, refurbishment oversight, or interior furnishing services, unless separately agreed.
