We obtain the key documents from the selling side, manage the follow-up process and help coordinate the main checks needed before you commit. This helps identify missing information, inconsistencies and potential risks earlier, so you can move forward with greater clarity and better protection.

Preliminary Contract Review

Before you sign the compromesso, our Italian solicitor reviews the preliminary contract to help improve clarity, reduce risk and strengthen your position as a buyer. We help make sure the key terms, obligations, timelines and protections are properly understood before you commit.

Notary & Completion Coordination

We coordinate the process through to notary and completion, working alongside the relevant parties so that the final stages of the purchase are managed more clearly and efficiently. This includes helping keep communication aligned and reducing the risk of delays or misunderstandings at a critical stage.

Protected Completion Structure

We can coordinate a more protected completion structure through the Italian notary, so the final handling of funds and completion steps follow a clearer and more secure process. This can be particularly valuable for buyers more familiar with North American style transaction structures.

Our flagship package includes due diligence, preliminary contract review, notary and completion coordination, protected completion structuring, and direct negotiation support aimed at securing the best achievable price and terms. In many cases, the savings achieved through negotiation offset the cost of the service itself.

Asset Management

For buyers who require continued support after completion, Capitalio can assist with the ongoing management of the asset. As the scope depends on the property, location and level of involvement required, fees are agreed separately after the purchase has completed.

What’s Not Included

All third-party fees paid directly by the client, including notary, taxes, surveyors/technicians, legal advice, translations, certificates, and insurance.
The purchase price payable to the seller, together with any taxes, notary fees, and government or authority charges.
Specialist inspections, invasive checks, engineering reports, environmental tests, or other technical reports beyond standard scope unless separately agreed.
Insurance premiums and ongoing property running costs, including utilities, taxes, condominium charges, and maintenance.
Mortgage brokerage, lending approval, or bank underwriting, unless expressly agreed as an additional service.
Works management, refurbishment oversight, or interior furnishing services, unless separately agreed.
